DMV Home Design presents a complete guide to finding the best hardwood flooring for your home.

Whether you’re laying a wood floor in a new house or replacing one that’s damaged beyond repair, there are dozens of species to pick from, including trusty domestics, such as oak and maple, and intriguing exotics, such as tamarind and acacia. You also have a choice of widths—be it rustic wide planks or traditional narrow strips—and stain colors, which allows you to tailor your floors to your house’s style and decor.

And thanks to modern adhesives, a wide variety of species are available as “engineered” boards. Made from a stable sandwich of veneers, rather than solid stock, engineered floors can go places where it wasn’t practical to install wood before: over radiant-floor heating systems and concrete and in basements.

Hardwood floor refinishing takes a few steps. Generally the process begins with floor sanding, which smooths out any unevenness in the hardwood and also buffs out blemishes, scratches, etc. Don’t worry; our professionals won’t sand down your floor any more than is necessary. This is followed by staining, which not only protects the wood, but gives it that gorgeous, deep, glossy color. Though many people tend to stick with the natural hue of the wood, many types of wood take well to stains that deepen the color to help match your décor. Just about any solid hardwood floor is thick enough to be sanded and refinished multiple times throughout its lifetime. Some engineered wood floors can be sanded/ refinished as well, but it is best to check with a professional first, as engineered wood floors are not always as thick as their solid wood counterparts. It is not recommended to refinish laminate floors.
Hardwood floors are ideal for maintaining your indoor air quality. Carpets can trap dirt, dust, and other allergens, which contribute to respiratory problems; and if you’re not careful, carpets can even become a breeding ground for mold or other dangerous growths. Hardwood floors, on the other hand, don’t trap dust or dust mites, and do not harbor mold. So if you suffer from allergies or asthma, hardwood floors will be your best bet for breathing easy. Hardwood floors are also ecologically sound and environmentally friendly, if you can believe it. Nowadays most wood for flooring comes from carefully managed forests, and in the past decade more timber has been added to these forests than has been cut down. And as for cost, hardwood floors are more economical in the long run than wall-to-wall carpet, as they are easier to maintain, and can last a lifetime with proper care (whereas carpet may last at best a decade before needing to be replaced).
Nowadays, it is becoming increasingly popular for homeowners to attempt to replace or refinish their floors on their own. This is usually in an effort to save money, but going with a DIY has many hidden costs that aren’t immediately obvious, like paying for the proper tools, shipping fees for the wood and other products, equipment for removal of old flooring (and installation of the new), and potential repairs in case you make a mistake. Choosing to replace a floor yourself is also a time-consuming process that doesn’t tend to mesh well with a busy life and work schedule. If you choose to hire a professional floor installation service, you’ll be paying for the materials and the labor, but the job will be finished much faster. Additionally, you can trust the experience of professionals to ensure that your floor gets installed correctly right off the bat, with no unforeseen mistakes or complications.

Most of the time it will take us 3 to 4 days to refinish an average floor. But there are so many variables we really cannot give you a firm answer before seeing your floor in person. With an average project, the first day we remove the existing finish and sand down to the bare wood. The second day we finish sanding and apply the first coat. Then the last coats are applied on either the third or fourth day, depending on the finish system you choose. But that is without repairs, stairs or staining. Each of these will add more time to the project.

Obviously, the larger your home or more complicated the layouts, the longer it will take. Small hallways and lots of closets and stairs can add a lot of time to the project no matter the square footage size. If you want to change up the color of your floor with a stain, it will take an extra day too.

Once we have taken a look at your floor and chatted about the options you want, we will be able to provide a very accurate timeframe for how long your project will take.

Possibly. There are a few things to consider though. First off, our sanding machines are loud. You will need to wear earplugs. It’s not the most pleasant environment to stay in while we’re working. Second is the issue of drying finish. When we apply each coat, it needs to be left alone for minimum of 2-8 hours (depending on the finish system you choose) to be dry enough to carefully walk on in socks. We strongly recommend staying off the last coat a minimum of 24 hours to allow it to dry properly with no possibilities of contamination or damage. That means if you have hallways, or even the whole home, coated with wet finish, you’re going to have a very hard time accessing your home without compromising the drying finish. We can discuss this in more detail and work out a plan when we get together during the in-home estimate.
Unfortunately not. We don’t have the proper licensing and insurance for us to do the work of professional movers. If we damage something, or one of the crew is hurt while picking up a heavy piece of furniture, we will both be in a pickle. We will, however, happily pass on the name and number of a quality moving company who can carefully move and pack away your furniture before we start and place it back once we’re finished.
